One of the first questions we hear from families is, "How long does this whole process take?"

The answer depends on the size of the home and how much is inside, but most estate sales follow a very similar timeline.

Knowing what to expect can make the process feel much less overwhelming.

Step 1: The Initial Walkthrough

Everything starts with a visit to the home.

We'll walk through each room, the garage, basement, attic, barns, and any outbuildings. During this visit, we'll get a feel for the size of the estate, the types of items in the home, and whether an estate sale is the right fit.

This is also a great time for you to ask questions.

How does pricing work?

What happens to unsold items?

How long will everything take?

No two homes are exactly alike, so this conversation helps us build a plan that fits your situation.

Step 2: Family Keepsakes

Before we begin organizing the sale, families should remove anything they plan to keep.

Photographs.

Important documents.

Jewelry.

Family heirlooms.

Personal keepsakes.

Vehicle titles.

Anything that has sentimental value should be taken before pricing begins.

Once the sale is underway, it becomes much harder to separate items that were intended to stay with the family.

Step 3: Organizing the Home

This is where the transformation begins.

Instead of simply putting price tags on items, we organize the home so shoppers can easily browse.

Tools are grouped.

Step 5: Advertising the Sale

Once everything is organized and photographed, it's time to let people know the sale is coming.

Many shoppers decide which estate sales they'll attend days before the sale begins, so good advertising plays an important role.

Step 6: Sale Day

This is the part everyone sees.

Buyers begin arriving, often before opening time.

Others are searching for tools, furniture, collectibles, or everyday household items.

Throughout the sale, purchases are handled, questions are answered, and items continue finding new homes.

By the end of the day, it's common for large portions of the home to be completely empty.

Step 7: After the Sale

When the sale ends, we'll review what sold and discuss the remaining items.

Some families choose to keep what's left.

Others donate remaining items.

Some arrange for a cleanout service.

Every situation is different, so we'll discuss the options that make the most sense for your goals.

Step 8: Final Accounting

Once everything has been completed, you'll receive a detailed accounting of the sale.

This typically includes:

  • Total sales

  • Fees and agreed-upon expenses

  • Net proceeds

  • Payment

We believe transparency is important. You should always understand where the numbers came from and how everything was calculated.

How Long Does It Usually Take?

While every estate is different, here's a general timeline.

Initial consultation: 30–90 minutes

Preparation: Several days to a week, depending on the size of the estate

Sale: One to three days

Wrap-up and accounting: Usually within several days after the sale

Larger homes with barns, workshops, or extensive collections naturally take longer than smaller homes.
